"Be Very Very Careful!!"
I am in over 50 different syndications and this sponsor has the worst reporting of all. Quarterly "reporting" consists of a 1 page P&L with no supporting documentation or explanation. Asset management fees being charged are very very high (almost all of the profit). In all my trying to communicate I've only ever heard from the principal Kenneth Chapman. No Investor relations team. Everything is run in his wife's name Tara Chapman and I've never been able to communicate with anyone else in the company (if they exist). Corporate headquarters don't show up in google and everything seems really strange. Project was supposed to cashflow 8+% day one. 1.5 years in I'm averaging 2.28% and dwindling with no explanation. I think they are way overwhelmed trying to raise new capital without the infrastructure or employees to service what they already have. Caveat Emptor!

To clarify, Crowdvest does maintain a dedicated Investor Relations team of nine professionals who work alongside our principals to communicate with investors and provide quarterly reports. Each quarter, investors receive a P&L statement along with a written summary detailing property performance, progress updates, and any value-add initiatives underway. While some assets—particularly those involving substantial value-add or turnaround work—may take time to reach their projected performance, our reports are designed to communicate progress clearly and concisely without unnecessary filler. We take pride in our track record of delivering strong results and responsive communication.
